Housekeeping cost per occupied room calculator
Work out how many room attendants a day needs, what each occupied room costs to clean and what that adds up to per month. The result comes only from the numbers you enter.
This page shows no market prices. The values in the form are examples so that you see a result straight away, not industry averages. Replace them with your own figures. The calculation runs in your browser and nothing you enter is sent to us.

The formulas behind every result
The calculator uses these lines and nothing else. You can repeat the calculation on paper or in a spreadsheet.
- 01Check-out rooms = occupied rooms × check-out share
- 02Stayover rooms = occupied rooms − check-out rooms
- 03Cleaning minutes = check-out rooms × minutes per check-out room + stayover rooms × minutes per stayover room
- 04Labour hours = cleaning minutes × (1 + allowance %) ÷ 60
- 05Room attendants = labour hours ÷ paid hours per shift, rounded up to whole people
- 06Labour cost per day = (labour hours + coordination minutes ÷ 60) × hourly cost
- 07Cost per occupied room (CPOR) = labour cost per day ÷ occupied rooms
- 08Labour cost per month = labour cost per day × operating days
- 09Difference per room = contractor price per room − CPOR
Worked example with the example values
80 occupied rooms, 40 % of them check-outs: 32 check-out rooms at 30 minutes and 48 stayover rooms at 20 minutes make 1,920 cleaning minutes. With a 15 % allowance that is 2,208 minutes, or 36.8 labour hours. Divided by 8-hour shifts this is 4.6 shifts of work, so 5 room attendants. Add 45 minutes of coordination and multiply by an hourly cost of 20: 751 per day, 9.39 per occupied room and 22,530 over 30 days.
What the number leaves out
Materials and laundry
Cleaning agents, amenities, linen and laundry are not labour and are not in the calculation. Add them per room if you want a full cost per room.
Supervision and inspection
The hourly cost is for room attendants. Housekeeping managers, supervisors and room inspection are only included through the coordination time you enter.
Public areas
Lobby, corridors, staff rooms and back of house are not room cleaning. Plan them separately.
Whole shifts
The cost is based on the labour hours actually needed. If you pay every scheduled person a full shift, multiply the rounded-up number of people by the shift hours instead.
The morning room list is paid time too
Before the first room is cleaned, someone reads the departures, splits the rooms between attendants and answers status questions from reception. That time is paid, yet it rarely shows up in a cost per room. The coordination field puts it into the calculation, so you can see what it costs at your own numbers.
This part of the day is what ARPCLEAN works on: rooms are assigned on one screen, each attendant sees their own list on the phone, and reception sees the room status without calling housekeeping.
Housekeeping cost and staffing, answered
Take the labour cost of one day of room cleaning and divide it by the occupied rooms that day. The labour cost is the cleaning minutes for check-out and stayover rooms, plus an allowance for breaks and walking, converted to hours and multiplied by the hourly employer cost. Coordination time can be added on top.
Multiply each room type by the minutes it takes, add the allowance, convert to hours and divide by the paid hours per shift. Round up, because you schedule whole people. With 36.8 labour hours and 8-hour shifts the result is 4.6, so 5 room attendants.
It depends on local wages, room types and on whether the hotel employs its own team or buys cleaning per room from a contractor. We do not publish market prices here because they vary too much by city and contract. Enter your own hourly cost, or a contractor price per room, and the calculator shows both side by side.
There is no single figure. A check-out room takes longer than a stayover room, and room size, bathroom type and standards change the time. Measure your own minutes for both room types over a few days and enter them separately; that is why the calculator has two fields.
